Our Process

We follow a clear and straightforward process to make land development simple and stress-free. From your first enquiry to the final sale, our team guides you every step of the way.

1. Land Appraisal 

A land expert will visit your site to carry out a full appraisal. The information gathered is reviewed by our team of planners, architects, and highways consultants to assess development potential in line with local planning policies and environmental factors. 

2. Proposal & Offer 

Using feedback from our specialist team, we prepare a detailed proposal and formal offer. We then meet with you to discuss the opportunity and answer any questions. 

Once the offer is accepted, we take care of everything — using our planning expertise to progress the site while covering all associated costs. 

3. Legal Agreement 

After the proposal is agreed, our independent solicitors prepare an Option Agreement between you and us. This approach is often ideal for smaller sites, as it maximises land value while reducing risk for the landowner. 

4. Planning Application 

Our planning specialists manage the full planning process on your behalf. While planning can be complex, our experience and strong track record help ensure the best chance of success. We also work with our developer network so everything is ready once permission is granted. 

5. Development & Completion 

Once planning is approved, we exercise the purchase option and acquire the land at the pre-agreed price — often significantly higher than its existing value. Development then begins in line with the approved plans, creating high-quality homes and desirable spaces.
